Thank you for your interest in our "Keeper of the Key", fractional ownership program for Castle McKenzie at Tulach Ard. There are plans for additional castles that "Keepers of the Key" can stay at in other locations as part of the program. We are currently considering building castles in the Pocono Mountains of Pennsylvania, and a location convenient to Disney World in Florida. We are open to suggestions for future castles from our "Keepers of the Key". Feel free to express your opinion. Remember, as a "Keeper of the Key" to one castle, you will have visiting rights to all other castles in the realm.
If you would like additional information emailed to you on the program as it becomes available, or would like to visit or stay at Castle McKenzie, please complete our Information Request Form by clicking on the red and yellow link at the bottom of this page.
RATIONALE FOR FUTURE LOCATIONS:
Anyone who has vacationed in the mountains of Pocono, PA know what the attractions there are. For those who have not experienced the area, the choice is mainly due to the varied year-round recreational activities available there... like snow skiing, hunting, fishing, boating, swimming, water skiing, hiking, antiquing, dining, etc. We also plan to be a short distance from the new casinos being built, the NASCAR race track at Mt. Pocono, and the horse racing track. There is always something to do, see, or experience.
As for a castle in Florida... it's Florida. Need I say more?
We are considering a number of options for locations. The central part of the state makes sense because of the close proximity to Disney World, EPCOT, Universal Studios, Busch Gardens, Cape Canaveral, etc. But it's always nice being close to the beach as well. Your input?
WHAT IS FRACTIONAL OWNERSHIP?
If you are not well acquainted with the term "fractional ownership", and how it works, don't feel bad. It is a relatively new concept in shared ownership. Simply stated, fractional ownership is the opportunity for buyers to own, by deed, and be responsible for, the exact amount of time they would like to spend at their seasonal home. Each owner gets an equal amount of time at the residence and they all share the carrying cost. All the details of maintaining the property are usually taken care of by a property management company, leaving the owners free to enjoy their vacations to their fullest. A "Use Plan" is established which creates a hassle-free and equitable way to determine who uses the residence when. There are many other benefits as well, which you will discover as you read further. Understand... this is not a "timeshare" program. With most timeshares, you actually "own" nothing but the time you have allocated to you. You don't own the building or the land on which it sits. With most timeshares, you are simply buying the right to use the property for a certain period annually. After a specified number of years, that right ends.
DOES FRACTIONAL OWNERSHIP MAKE SENSE FOR YOU?
Maybe a better question would be... does it really make economic sense to purchase "outright", a second or third home for vacation purposes? National statistics show that most second or third home owners stay between 10 and 17 days annually at their vacation home. Yet, the owner is responsible for the worry, tax, security, maintenance and management for that home year-round. Purchasers of fractional ownership see it as an ideal alternative to traditional vacation real estate ownership. They know that they stay only a few weeks each year in their vacation home and don't want to pay more than necessary to enjoy it. However, they do want the value, equity, tax savings, and other benefits of second home ownership. Fractional ownership provides just that.
These benefits include:
An Appreciable Real Estate Investment
A Fraction of the Price!
A Superior Location and Superior Amenities
No Maintenance Hassles
Many fractional ownership purchasers could easily afford full ownership, but choose a fractional property because it fits their needs so well---especially for those that have limited time to spend at their vacation home. They'll find the cost benefit ratio very appealing.
